Getting Your Property Valued
Waterbridge Estates will accurately asses the rental value of your property free of charge and offer advice on how to best achieve the highest rental income from your home or investment.

Rules and Regulations

There are a number of rules and regulations governing the letting of residential property. These cover gas and electrical appliances and furniture and furnishings that remain within the property when tenanted. As letting agent, we are obliged to inform you of what needs to be complied with. Marketing of Your Property
Once we have been fully instructed on your property we will immediately prepare preliminary details. These will include a floor plan and photographs and on your approval we will circulate these to our extensive database of relocation agents and homesearch agencies as well as our prospective tenants as well as receiving exposure in our regular magazine advertisements and of course space on our website.

Letting Agreed
Once we have found a suitable tenant for your property and the terms have been agreed we will commence with the preparation of the relevant documentation and the application of references for the new tenants. All tenancies are subject to us gaining satisfactory references and are not legally binding until the tenancy agreement has been signed.

Tenancy Agreement
This forms an agreement to be signed by both parties – the landlord and the tenant. Once this has been signed the contract becomes legally binding.

An inventory of the contents and condition of the property will be produced prior to commencement of the tenancy. Waterbridge Estates will normally instruct an independent inventory clerk to carry out the inspection. The results of this will be supplied to both landlord and tenant.

Rent and Deposit
Once Waterbridge Estates is in receipt of cleared funds for the first periods rent and the deposit, plus all of the approved and signed documentation the tenancy can proceed. On the day the tenancy commences, an independent inventory clerk will usually check the property for any discrepancies and one of Waterbridge’s experienced team will be on hand to deal with any problems that we hope not to arise.
