Registering with Waterbridge
When you register with Waterbridge Estates we work on the philosophy of matching the right property to the right person and we take the time to ask questions about peoples lifestyles and requirements.

Our property database is not only limited to the instructions that we hold within the office, however, we search for the best properties available on the market from the instructions held by all agents. This offers you the greatest choice and comparison to make an informed, unbiased decision when choosing your new investment.

Registration is easy. Either call the office or complete our online registration form.

Viewing Properties
Waterbridge will arrange appointments to view properties at times that are convenient to you. We are happy to work evenings and weekends to accommodate appointments.

It is advisable to have all financing in place before you start to view properties so that you are able to proceed quickly with the next stages of purchase as the London market moves very quickly and it can cause unwanted delays whilst the finance is put in place.

Making an Offer
Once you have found a suitable property, Waterbridge will put your offer forward to the seller, both verbally and in writing. Any offer is subject to a contract being signed, and unlike some other countries, there are no legal obligations on either side until the contract is signed.

At this point it will be necessary to appoint a solicitor. Waterbridge will be happy to help you with this if you require assistance. Your solicitor will receive a Draft Contract of Sale from the Vendors Solicitor and carry out a full investigation into the property including a Land Registry Search and Local Authority Search. Once all the enquiries are satisfactorily answered on both sides, then the solicitors are ready to proceed to Exchange of Contracts.

Exchange of Contracts
Once the contract is signed by you and the seller, the deposit (usually 10% of the purchase price) is telegraphically transferred or paid by the buyer's solicitor in the form of a banker's draft. At this point, the contract becomes legally binding upon both the vendor and the purchaser. The completion date is then set for a mutually acceptable date; this is however usually two weeks from the date of exchange.

Between Exchange and Completion
During this period there is usually a great deal to organise, whether relocating from abroad or moving to a larger house. To make the process smother a little forward planning is essential. booking removal company
contents insurance
buildings insurance
utilities disconnection / reconnection
mail redirection
change of address cards

Completion
All that remains now is for the remaining monies (usually 90%) to be transferred from your solicitor to the seller's solicitor's account once the property is fully vacated.
Congratulations, you are now the legal owner of your new home!
